You want to own a house for your family to stay but you do not have enough saving yet to purchase it outright. You can apply for mortgage loan.  Mortgage loan is a loan that is secured by real property. For example, you purchase the house from the money that you get from mortgage loan. It is similar that you purchase the house that is financed by mortgage loan. You can apply mortgage loan from bank or financial institutions that offer mortgage lending. During the period of repaying the mortgage loan, you cannot sell the property since the owner of the house is the mortgage lender. Just like any other loan, it has interest rates and this loan is usually set to be a long-term period. The common rate that is used is fixed rate that is set for thirty years period. Therefore, the borrower needs to pay the same amount of money for each payment time since the interest rate is not change. Another type of mortgage is adjustable rate mortgage where the rate is fixed for some period of time but it can turn up or down according to market index. In mortgage lending, the lender usually relies on credit scores and credit reports. If the score is high, it means that the lender can trust the borrower’s capability to pay off the debt. Hence, the lender will offer favorable interest rate. Meanwhile, bad score indicates risk for the lender so that they will give higher interest rate.
